Position Summary:
Under general supervision of the Chief Building Official or designee, reviews building applications and plans, and performs skilled field inspection work to assure compliance with established codes, laws and regulations. Maintains confidentiality of privileged information.
Essential Duties and Responsibilities:
- Provides technical support and guidance to contractors, architects, engineers and homeowners to answer questions and provide information about the application, inspection and correction process.
- Inspects construction projects and remodeling to ensure structural and architectural components are in compliance with all building construction and fire codes
- Provides assistance and recommendations of alternate methods of construction to meet each related code.
- Remains current on all applicable construction codes.
- Inspects buildings on a complaint basis or after fires or natural disasters to determine if a dangerous condition which violates code exists. Works with owner to correct code deficiency.
- Prepares written reports and maintains records of building inspection and plan review activities.
- Coordinates with the State General Construction Bureau and Mobile Home Housing Commission regarding inspections, as necessary.
- Maintains confidentiality of all privileged information.
- Contributes to a team effort and accomplishes related results as required.
- Performs other duties as required.
Additional Essential Duties and Responsibilities for Sr. Building Inspector:
- Provides assistance to architects, engineers, homeowners, and contractors concerning structural, architectural issues and designs.
- Reviews assigned construction plans and engineering calculations for structural, and architectural components to ensure compliance with all applicable codes and recommend method of compliance.
- Reviews all relevant building, fire, and energy, codes. Provides interpretation and recommendations to ensure compliance with code.
- Reviews building plan for compliance with the currently adopted Building Code, the County Development and Fire Ordinance, the State Energy Code and ANSI Accessibility Standards; identifies areas of non-compliance and recommends changes and/or modifications as appropriate.
- Reviews plans and applications before issuance to assure that the required county and state departments have completed their reviews, and that all conditions of approval are attached; assesses and enters fees, conditions of approval and structure information into the software tracking system.
Minimum Qualifications:
- High School Diploma or GED.
- Three years' experience in construction at journeyman and/or foreman level or in building inspection.
- Must possess or have ability to obtain within first sixty days of employment and must maintain a valid New Mexico Class D driver's license.
- Must possess, or have ability to obtain within four months of employment and maintain Certification as a Building Inspector by the New Mexico Regulation and Licensing Department, Construction Industries Division (C.I.D.).
- Must possess, or have ability to obtain and maintain certification by International Code Council (I.C.C.) as a residential and commercial building inspector within one year of employment.
- Successful completion of the pre-employment physical exam prior to commencing work.
Additional Minimum Qualifications for Sr. Building Inspector:
- Additional three years' experience as a building inspector.
- Must possess and maintain certification as an ICC Building Plans Examiner.
- Must possess and maintain one of the ICC certifications from the list below:
- Residential Plans Examiner;
- Accessibility Inspector/Plans Examiner;
- Certified Building Official; or,
- Other acceptable ICC certifications as submitted.
Preferred Qualifications:
- Associate's Degree from an accredited college or university in Building Technology or related field.
- Multiple certifications: Plumbing, Mechanical Inspector, Electrical Inspector.
